In the United Kingdom, landlords must comply with various legal obligations and regulations to ensure the safety and well-being of their tenants. The following list summarizes key responsibilities that landlords must adhere to in order to remain compliant with UK landlord legislation:
Electrical Safety:

- Property electrics must be checked every 5 years by a qualified electrician.
- Provide tenants with proof of electric safety standards through an Electrical Installation and Condition Report (EICR).
Gas Safety:

- Gas appliances must be checked annually by a certified gas engineer.
- Provide valid gas certificates to tenants before they move into the property.
- Provide up-to-date certificates once the previous one has lapsed.
- Install carbon monoxide detectors where gas appliances are in use.
Energy Performance:

- Provide tenants with an Energy Performance Certificate (EPC).
- Ensure that the EPC has a performance rating of EPC band E or above before letting out the property.
- Update the EPC every 10 years and consider recommendations for improvements.
Smoke/Fire/Emergency Lighting:

- Install smoke alarms throughout the property on each floor.
- Install heat detectors where smoke detectors are not suitable.
- Install emergency lighting in the property.
Legal and Financial Obligations:

- Ensure that tenants have a UK-based guarantor.
- Store deposits in a government-approved scheme within 30 days and share the certificate with the tenants.
