Student Space is a professional letting service designed for students, looking for private student properties within the heart of Leicester. Student space accommodation ranges from 2 bedroom properties through to 6 bedroom properties within close proximity of De Montfort University and University of Leicester. 

Our Mission is to ensure that all properties provide a safe, comfortable and modern living space for all. Each property will have a dedicated property manager who will be the point of contact throughout the duration of your tenancy. 

Each property is available with a bills package allowing students to kick back and create memorable experiences throughout their academic year.

At Student Space we also work in close partnership with our Landlords. Our priority is to provide a high quality service by ensuring properties are well looked after and any defects identified are shared with landlords within the agreed timeframe.

Each house is regularly inspected throughout the year, which gives our tenants and landlords reassurance that fair and high standards are achieved across our property portfolio.

Due to our local presence, our support teams are available at short notice to help with emergency repairs which pose a threat to tenants' health and safety. Non urgent problems which can wait will be reviewed within our 7 day lead time. Please refer to our maintenance policy.

How to view our properties

Starting your search early almost guarantees you the success of securing student accommodation without panicking and making impromptu decisions. The general rule of thumb is to start your search as early October with a view to secure a place by November.

With a variety of accommodation available within the market, it is important to consider the value the accommodation is offering vs rent/budget. All our accommodation at Student Space boasts modern feel within a home setting, making it feel comfortable, safe, up to date and in keeping with the needs of most students looking for accommodation in today’s market.

Where possible we recommend viewing property in person. Our advisors will always recommend visiting properties on the day allowing you to really get a feel for the area as well as the accommodation. Have a good look around each room taking into account the quality of the items of furniture which are made available as part of the accommodation. Where possible speak to the existing tenants to also help form your opinion.

Securing the accommodation requires commitment in the form of deposit and a guarantor. Ensure you understand the overall cost of the accommodation. Break down into a monthly figure which may be more meaningful to you when trying to budget. It is important to read the shorthold tenancy agreement (AST) in England and Wales, this legal document confirms that you are bound for the term of the agreement, this can be anything between 44 and 52 weeks. Once signed you are then contractually bound to the agreement.

How to book Student Space

Waste no time, use our digital process to share all necessary information, as well as supporting documentation.

Once you have completed your viewing and ready to book, begin booking your student space through our online application form.

Enter information for all tenants including support documentation. The first person to complete the application form will be automatically assign the role of the Lead Tenant.

All tenants are required to provide guarantors. Please speak to your guarantor to ensure they understand what is required from them to complete the information. If you do not have a guarantor, please speak to our office. There are other options which you can consider to be able to book your student space.

Upon completing your booking you will receive confirmation and access to you Student Space account.

Utilities and bills

When you book a house with Students Space speak to the property manager who can advise on the options available. Certain Landlords prefer to stick to an all inclusive bills package , however you may find properties where bills are not included.

Once you have completed your booking Tenants can be introduced to an all inclusive utility provider. They then have the option to opt-in for our all inclusive package which includes Gas, Electric, Water, WiFi and TV licence. The all inclusive bundle, provides housemates an easy payment plan which is split equally amongst the group.

Only residents who are active students for the current academic year will be exempt from Council Tax. Each student will be required to provide proof that they are enrolled and registered at a local university.

Student space keys

The keys to the accommodation are special registered keys. This means that if keys have been lost and a new set is required, then all keys for that property will need to be replaced. The cost of this varies depending on which barrel has been fitted. We therefore would like to highlight this to you so that you are aware of substantial costs that you could incur.

Moving In Student Space

So the hard work is done, you have selected your house for the academic year, but before you go it’s important to think about everything that you may need individually and as housemates.

Documents

Its a unusual ask but as a student at university it’s important to have certain documents to hand. A scanned copy of these documents is usually a good idea as it allows you to keep them somewhere safe either on your laptop or saved on your cloud storage. It may be an idea to share these important documents with your parents or guardians to ensure they can be retrieved if your primary storage is ever lost.

  • University Acceptance Documentation, something which has your critical details i.e. Student Number, Course Information
  • Accommodation information i.e. Assured Shothold Tenancy, save a copy to your accessible cloud storage
  • Identification i.e. Driver Licence and Passport , save a copy to your accessible cloud storage
  • Bank Account details and Bank Debit Card
  • Student Loan Documents, Keep physical copies at home, scan required documents to your accessible cloud storage

Electrical Items

Before purchasing, ask housemates if they wish to share certain items. Below are few suggestions.

  • Extension leads occasionally required with in your bedrooms for lamps etc
  • Laptop, a portable laptop is great for when on the move
  • Chargers, for phones , laptops and any other
  • Microwave
  • Kettle
  • Toaster
  • Ironing Board and Iron
  • Vacuum Cleaner

The following are considered essentials, try not to double up on everything. Speak to your housemates.

Moving Out Student Space

All tenants at Student Space are on a fixed term assured short hold tenancy . This means tenancts are able to extend for another fixed term, alternativelt move out as per the agreed schedule.  

Therefore planning to move out at the end of your tenancy agreement is again an important part of the overall Student Space rental process.  Tenants are responsible for ensuring the property is returned at the end of the tenancy in a very clean state. When cleaning a property at the end of a tenancy, it’s crucial to ensure that the property is thoroughly cleaned and in good condition for the next tenants. This process typically involves more comprehensive cleaning to meet the standards required for handing over the property. Here’s a detailed guide to consider:

Inventory Check: Conduct a thorough inventory check before starting the cleaning process to document any damages or issues that existed before the tenancy.

Clear Guidelines: Follow the specific guidelines provided in the tenancy agreement regarding the condition in which the property should be returned.

Cleaning: Perform a clean throughout the property, including all rooms,appliances, and fixtures. Pay special attention to areas that are often overlooked, such as behind appliances, inside cupboards, and beneath furniture and carpet stains

Repairs and Maintenance: Address any minor repairs or maintenance issues to ensure that the property is returned in the best possible condition.

Appliance Cleaning: Fridge Freezers must be emptied at the end of the tenancy agreement and turned off from the main with doors left ajar. Any defect regarding cracked freezer draws must be reported Thoroughly clean all appliances, including the oven, refrigerator, dishwasher, and any other included appliances, ensuring they are in proper working condition.

Carpet and Upholstery Cleaning: Consider professional cleaning for carpets and upholstery to remove any stubborn stains or odors and to ensure a fresh and inviting environment.

Wall and Surface Cleaning: Wipe down walls, baseboards, and other surfaces to remove any marks, fingerprints, or dust accumulated during the tenancy period.

Window Cleaning: Clean windows, frames, and sills inside to ensure they are free of dirt, dust, and streaks.

Garden and Exterior: If applicable, ensure that the garden and exterior areas are well-maintained and tidy, including mowing the lawn, trimming bushes, and clearing any debris.

Final Inspection: Conduct a final inspection of the property to ensure that every area has been thoroughly cleaned and is in a suitable condition for the next tenant.

Documentation: Document the condition of the property after the cleaning process, including photographs or videos, to provide evidence of its condition at the end of the tenancy.

Utilities: All tenants who form part of the joint tenancy agreement are liable for all utilities until the end of the tenancy agreement. Photographs must be taken of Meter readings (Gas/Electric/Water) on the tenancy agreement end date as proof and shared with the utilities provider for closure of outstanding bills.

Closing Bills: All closing bills and closing meter readings must be shared with the landlord or property agent inorder for security deposits to be released 

By following these steps, you can ensure that the property is cleaned to a high standard and meets the expectations outlined in the tenancy agreement, thus facilitating a smooth transition for the next occupants.
